Here is a true story about the importance of a real investor mindset.

"I'm buying a $100,000 house so I can afford a $90,000 boat."

My friend looked at me in disbelief. "You're what? You mean you're selling a $100,000 house so you can buy a $90,000 boat?"

He thought that the getting something always meant getting rid of something else. Is that how you are thinking right now? When I began investing in real estate I thought the formula was simple: If I buy property, I will be wealthy.

However, the real estate world taught me quickly that there is no glory or promise in wealth simply because I own a number of properties; there are many investors who own multiple properties and are now broke. Why? Because they confuse possession with wealth.

They key difference was this revelation: WEALTH IS WHAT YOU CAN DO, NOT WHAT YOU HAVE.

A property which does not serve to advance your strategic investment plan does not build wealth. Different properties will allow you to accomplish different goals: some short term, some longer range, some "wealth-building". The key is to make each stage of your investment cycle move capital into the next cycle.

You must purchase the right type of properties so that you can later use the equity to purchase more properties that will eventually fund your personal endeavors and build long term wealth.

We must first begin to understand the type of property that we are buying and the reason for each property that we purchase. I find that many investors buy property in an aimless way with no regard for the future. You must understand that each property may be broken down into at least one of four categories.

This friend was selling a property and was standing to make around $150,000. He is retirement age, and had just moved into a new house in Florida with a dock for his boat. The problem was that his boat dock was empty. He couldn't pay the $90,000 for the boat that he wanted because he lives by:

Wealth retention principle #1 - Never pay cash for a deprecating asset.

He knew in a couple of years the boat would only be worth a fraction of the $90,000! What a negative investment!

But wait. Why are we taught to pay cash for cars, boats, and RV's?

There is a much better way!

Instead of paying cash for the boat, he took the $100,000 of the profit and purchased a new single family home that rents for $1,300 a month. He then leased the boat and made the payments with the $1,300 a month rent. If the house appreciates at a conservative 8% a year for 6 years it will be worth approximately $146,000, while the boat will only be worth a fraction of the $90,000 in 6 years. His initial investment is going up in value, while someone else makes his boat payment!
